What is it?
This detached house was built around the turn of the century and is in good condition. The house consists of three floors. Under about half of the house is a garage and space for storage. On the floor above is the living room with open kitchen, a bedroom with private bathroom (shower), and a hall with a guest toilet. The living room/kitchen has access to a spacious covered terrace with also an outdoor kitchen. On the attic floor are two bedrooms and a bathroom with shower. The living area is 130 m². Next to the house is a cooling little pool with a filter system. There is also a shed for storage. About 30 meters from the house is an outbuilding with a covered terrace, which is furnished as a guest house (not registered).

How are the facilities?
The property is connected to electricity. Water is obtained through a bore hole and there is a connection to mains water. A boiler provides the house with hot water and the drainage takes place in a septic tank, but connection to the sewage system is also an option. Internet is available via wireless wifi. Most window frames are made of wood, and some are aluminium. All windows are double glazed and almost all windows have aluminium shutters. The roof is insulated, and the house has cavity walls everywhere.

Outdoor space?
The house has an attractive garden of approximately 2300 m². It is paved around the house. The garden has different zones: an ornamental garden, a more rural part and many fruit trees such as lemon, peach, fig, apple pear, walnut, cherry and olive trees. From the house and from the ground there is a beautiful panoramic view and from some places there is a view of the Serra da Estrela

The house is private without being isolated. The Mondego River is about 2 km away.

Where is it?
The house is located on the edge of the village of Vale de Igreja. The village of Paranhos da Beira is less than 4 km away. Here are cafes, a few restaurants and supermarkets, a bank, a medical practice and schools. Nelas and Seia are respectively 8 and 12 km. These are small provincial towns where the main amenities are available, such as restaurants, shops, supermarkets, post office, banks, medical practice, court, schools, vocational education, swimming pool, tennis courts, library, small hospital and weekly market. Nelas has also a train station. The Serra da Estrela nature reserve is 20 km away. At about 45 km from Paranhos is the highest mountain and only ski slope (Torre) in Portugal.
