What is it?
This quinta consists of a house that is largely built from granite stones. The cottage has two floors. On the ground floor is the living area with five small rooms, a kitchen and a bathroom. Under part of the house are the stables and storage areas. The house is habitable in a basic way, but does not meet current housing requirements. The registered living area is 67 m² and the registered floor area is 135 m². On the premises are also two brick sheds with a registered area of 33 m² and 49 m².

What are the facilities like?
The house has an electricity connection (but is closed). It has water from its own well and water mine that both basically provides water all year round.
Internet and drainage will have to be installed.

Outdoors?
The quinta covers more than 4 hectares. The lowest part consists of wide terraces. The higher part is rougher and was used more as forest land. Various fruit and olive trees and vines grow near to the house in the agricultural area. The land is bordered on the east by a stream. People who are looking for agricultural land that is relatively easy to cultivate or who wants to keep horse for example, this could be an interesting option. From the ground and the ruins there is a clear and wide view of hills and other farmlands.

Specifics?
Quintas with a similar surface area and with a residential destination are every time more difficult to find.
Because the house is registered as a residential home and has an energy certificate, it may be restored without a project application (provided no changes are made to the structure). The plot is private without being isolated and has good sun exposure.

Where is it?
The quinta is located between Covas and Venda de Esperança. Accessibility is good via a paved road. Only the last 400 m are a passable sand path. Covas and Venda de Esperança are two small villages, each with a café. Tábua and Oliveira do Hospital are about 10 km away. These are small provincial towns where all important facilities are available such as restaurants, shops, supermarkets, post office, banks, doctor’s practice, hospital (Oliveira do Hospital), schools, library, bus station and weekly market. The larger cities of Coimbra and Viseu are approximately 65 and 55 km away. The Serra da Estrela mountains and the beach are both about an hour’s drive away.
